When a tenant violates a term of the lease or rental agreement, a landlord can send them a Notice to Cure or Quit. This gives the tenants a chance to remedy the situation or start packing. Under most state laws, the tenant is given a specific amount of time in which to correct the violation. If they fail to do so, the landlord may being the eviction proceedings.
